Painting Your Apartment Before Moving In: A Sydney Guide

Buying an apartment gives you a short window to make changes before furniture, boxes and everyday life arrive. Painting during that window can make access easier, but the plan needs to fit settlement, building access and the condition of the existing surfaces.

For a Sydney apartment repaint, start with three things: what needs painting, when you can legally provide access, and when you need to move in. A site inspection then turns those details into a clear scope and realistic programme.

Should you paint before moving in?

An empty apartment gives the painter clearer access to walls, ceilings and doors. There is less furniture to move between rooms, and you can assess the finish before wardrobes and sofas hide parts of the walls. Floors, kitchen fittings and other surfaces still need protection.

If the move-in date is fixed, discuss it before accepting a quote. A rushed gap between settlement and the removal truck may not allow enough time for repairs, preparation, separate coats and handover. Where the timetable is tight, decide which rooms or surfaces matter most rather than assuming the entire apartment can be squeezed into the available days.

Can a painter inspect before settlement?

Ask your selling agent whether the current owner can authorise a visit before settlement. An inspection can help identify ceiling stains, damaged doors, cracks, peeling paint and the amount of preparation needed. Access must be arranged with the people entitled to grant it; a purchase contract or planned settlement date is not permission to enter and start work.

If a visit cannot be arranged, send room photographs, a floor plan and the requested scope. These can support an initial discussion, but concealed damage and surface condition may still need an inspection after you receive the keys. Make sure any estimate states those assumptions.

Keep the inspection date, settlement date, painting start and move-in date separate. They are different milestones, and a settlement delay can affect everything that follows.

What does a full apartment repaint include?

“Paint the whole apartment” can mean different things to different contractors. Confirm each surface in writing:

Cabinet interiors, wardrobe shelving, balcony surfaces, window frames and the apartment entry door should be discussed separately. They are easy to assume are included when they are not. Also distinguish repainting a ceiling from replacing damaged ceiling material.

Building access and strata arrangements

Check lift bookings, loading areas, contractor parking, permitted work hours and any requirements for protecting shared corridors before fixing the programme. Even a straightforward interior repaint can be delayed if the painter cannot unload or access the apartment as planned.

NSW Government guidance lists interior painting as cosmetic work that generally does not require owners corporation approval. Check your scheme’s by-laws and clarify any work involving the entry door, common property, structural changes or waterproofing with the strata manager. Those items can fall outside a simple cosmetic repaint.

Choosing colours and finishes before work starts

Choose colours early and look at samples in the apartment’s actual light. A white that looks warm in a showroom can look different beside cool tiles, timber flooring or a shaded balcony. View it during the day and under the lights you expect to use at night.

Ask about the finish as well as the colour. Walls, ceilings and doors have different uses and preparation needs. The quote should identify the selected products and sheen levels rather than simply saying “premium paint”. Existing dark colours, bare repairs and staining can also change the preparation and coating system required.

Two finishing coats do not describe every step of a repaint. Cleaning, patching, sanding, spot priming or stain blocking may be needed before the finishing coats are applied.

A real apartment repaint in Wahroonga

Our Wahroonga apartment project refreshed the living and dining area, bedroom and entry with a coordinated white finish. The gallery includes work in progress and completed rooms, with a bedroom comparison showing the change from a grey feature wall to white.

The scope included repairs around water-damaged window areas, preparation and floor protection. Walls received Dulux Wash&Wear, ceilings Dulux Professional ceiling paint, and doors and door jambs Dulux Aquanamel. Skirting boards were also prepared and refinished. This illustrates the details to discuss at an inspection; it does not establish a fixed price or timetable for another apartment.

What should an itemised painting quote show?

Request the agreed surfaces, preparation, repairs, paint products and coating system, together with labour, materials, GST and any other charges. Where labour and materials are quoted as a combined price, ask for the breakdown you need before accepting.

A bedroom count alone is not enough to price the job accurately. Ceiling heights, door numbers, existing coatings, access and damage can make two apartments with the same layout very different painting jobs. The quote should also explain exclusions and how additional work would be agreed if a concealed problem is found.

Plan the handover before the removal truck arrives

Ask the painter to explain when the rooms can be used, what ventilation is needed and how to care for the new finish. Dry-to-touch, ready for another coat and fully cured are different stages; follow the instructions for the selected products. Do not push furniture against fresh paint or start washing newly painted walls without checking the recommended care period.

Arrange a final walk-through while the rooms are accessible. Check the agreed surfaces, discuss any remaining items and confirm the cleaning and handover arrangements.

Apartment painting questions

How long does a two-bedroom apartment take?

The answer depends on the scope, repairs, access, crew and coating system. Ask for a programme after inspection rather than relying on a fixed number of days based only on the bedroom count.

Can I paint after moving in?

Yes, but occupied rooms require furniture protection and a plan for working around daily use. Tell the painter what can be moved and whether any rooms need to remain available.

Should painting happen before new flooring?

Discuss the sequence with both trades. Painting first may suit some programmes, while flooring or skirting changes can create areas that need finishing afterwards. Agree who handles those final touches.
