Mould on a bathroom ceiling or bedroom wall can make a fresh coat of paint seem like the quickest solution. But can you paint over mould? No: ordinary paint is not a treatment for mould, and covering it can leave the underlying problem unresolved.

Why painting over mould can disappoint

Dulux advises that paint alone does not kill mould. A new coating may hide it temporarily, but mould can show through again and the paint can bubble or flake. Extra coats are not a substitute for dealing with the affected surface first.

NSW Health also highlights the importance of addressing the cause of moisture: mould is likely to return if that cause remains. Depending on the property, the issue may involve leaks, condensation or inadequate ventilation. A painter's surface inspection is not a substitute for investigating a building or plumbing defect.

Do you need a painter or a mould specialist first?

If mould is extensive, repeatedly returns or appears in several areas, arrange an assessment by a qualified mould-remediation professional before booking a repaint. Suspected hidden growth or persistently damp building materials also need investigation. A plumber, roofer or other suitable trade may be needed to address the moisture source.

Avoid dry sanding or brushing untreated mould. Follow official clean-up guidance rather than disturbing it while preparing for painting. This article focuses on the subsequent painting work; it does not provide a mould-removal procedure or a health assessment.

What should happen before repainting?

The painting stage should begin only after the cause has been addressed, the affected areas have been appropriately remediated and the surfaces are dry and suitable for coating. The required drying period depends on the materials and conditions, so there is no single waiting time that suits every home.

At the quoting stage, ask which surface repairs are included and whether any damaged lining needs replacement. A discoloured but sound surface and a deteriorated ceiling may require very different scopes. The quote should make those differences clear.

Stain-blocking primer and mould-resistant paint are different

A stain-blocking primer is selected to help prevent suitable residual stains from bleeding through the new finish. It does not repair a leak or replace mould remediation. The product must suit the stain, substrate and intended topcoat.

A mould-resistant paint is a coating with resistance to mould growth on its paint film, subject to its product specification. It is not a guarantee that a damp room will stay mould-free. Product selection should follow surface assessment and the manufacturer's instructions, rather than simply choosing a tin labelled for bathrooms.

A real restoration project in Baulkham Hills

Our Baulkham Hills house painting project involved more than a cosmetic colour change. The property had nicotine staining, smoke and grease contamination, mould-affected areas, cracks and previous water damage.

The documented work included replacement of damaged Gyprock ceilings in two rooms, the bathroom, laundry and toilet. Zinsser stain-blocking primer was used where required, followed by a Dulux interior paint system. The wider project also included exterior painting and timber entry-door restoration.

What affects the cost of repainting after mould?

A meaningful painting quote should identify the work that is ready to proceed, and distinguish it from any investigation or remediation still required. Factors to discuss include:

Ask whether leak repairs, specialist remediation, plasterboard replacement and painting are included or separately arranged. Comparing those details is more useful than comparing two totals that cover different work.

Questions to ask before accepting a painting quote

Who is responsible for resolving the moisture issue? What confirms the area is ready for painting? Which repairs and products are included? Will the whole wall or ceiling be repainted, or only the affected section?

Tell the painter about previous leaks, recurring marks and any remediation already completed. Photographs can help explain the scope, but they cannot confirm what is happening inside a wall or ceiling.
