Exterior House Painting in Sydney: Can You Stay Home?

You may be able to stay home while the exterior is painted, but the answer depends on how the work affects access, windows, outdoor areas and your household. Discuss those details before booking rather than assuming that exterior work will have no effect inside.

This guide focuses on living through an exterior repaint: what to agree with your painter, what to move and which questions help avoid disruption. It complements a written scope and a property inspection; it does not replace them.

Start with a map of the areas being painted

Walk around the property with the painter and identify the walls, eaves, fascia, doors, windows and other surfaces included. Then mark the places your household uses every day: the front door, side gate, garage, laundry exit, bins and outdoor seating.

Ask which routes may need to be restricted and whether a usable entrance can be maintained during each stage. A two-storey home, a narrow side passage and a courtyard property can need different arrangements even when the paint colour is similar.

For our Newtown exterior and courtyard project, the photographs show work around vertical cladding, a retained tree and a raised planter. It is a useful example of why access and protection need to be assessed around the features already in the space.

Agree how windows and doors will be handled

Tell the painter which windows you normally open and which doors you must use. If frames or doors are included, ask when they can be operated and how security will be maintained while that work is underway.

Do not assume that a window can be closed immediately after painting or that every door will be available throughout the day. The instructions for the selected products and the work sequence should guide the arrangement.

Also discuss air-conditioning units, vents and other fittings near the work. Agree who is responsible for any specialist disconnection or repairs if required. A painting quote should not silently include electrical or building work that has never been assessed.

Plan for pets, children and visitors

Keep children and pets away from the active work area, equipment and materials. Discuss secure routes, gates and outdoor access with the painter. If your dog normally uses the backyard, arrange an alternative before that area becomes part of the job.

Let the team know about deliveries, home-care visits or other regular access requirements. Small scheduling details are easier to manage in advance than when an entrance is already being worked on.

Working from home also deserves a conversation. Preparation can be noisy, and work beside a study window can interrupt calls. Ask which stages are likely to affect that room and whether the sequence can accommodate important appointments.

What should you move before the painters arrive?

Agree on responsibilities in writing. The painter may protect surfaces within the work area, but moving every garden pot, barbecue or stored item should not be assumed.

Do not remove fixed fittings or disturb an old coating yourself simply to speed up the start. Ask what preparation is required and who should perform it.

Allow for weather without losing track of the job

An exterior schedule needs room for changing conditions. Ask how weather-related changes will be communicated and what happens to protection, equipment and access if a stage is postponed.

A useful update explains what is finished, what is next and what the household needs to keep clear. It is more helpful than an unconditional completion date that ignores the condition of the surfaces or the requirements of the paint system.

What should the handover cover?

Walk through the agreed scope with the painter. Check the included elevations and details, discuss any remaining items and ask how to care for the finish during its initial period and afterwards.

Confirm when you can put furniture back, use recently painted doors or windows, and clean the surfaces. Follow the selected product's guidance rather than applying one rule to every coating.

Questions Sydney homeowners often ask

Will we need to move out?

Many exterior jobs can be planned around an occupied home, but it depends on the site and household requirements. Decide after the inspection, especially if access, ventilation or essential entrances could be affected.

Can you work on one side at a time?

Sometimes. Access arrangements, preparation and the coating process affect whether staging is practical. Ask for a proposed sequence and clarify any effect on the quote.

How do I get an accurate quote?

Send photographs of each elevation, your suburb and the surfaces you want painted. Tell Victor that you will be living in the home and mention pets, working hours or access constraints. An inspection can then establish a realistic scope.
