North Shore Exterior Painting

The front of the house looks faded, but the shaded side has a different problem: dark marks beneath the eaves, peeling around a window or a wall that seems slow to dry after rain. Treating every elevation as the same surface can miss the reason one part of the exterior keeps deteriorating.

For homeowners in Wahroonga, Turramurra, Gordon and the surrounding Upper North Shore, a useful exterior painting assessment looks at exposure, the existing coating and the building itself. The aim is to plan preparation and painting around the conditions on your property, rather than choose a colour and hope it solves everything.

Why one side of your home may age differently

A sun-exposed wall and a sheltered wall beside dense planting do not experience the same conditions. Shade can reduce direct sun exposure while also slowing drying. Leaves, dirt and moisture may collect around ledges, gutters and nearby vegetation.

That does not mean every shaded wall has mould, or that every North Shore home needs the same treatment. Dark staining can have different causes. The location and pattern of the problem matter, especially when marks keep returning to the same place.

During an inspection, point out what happens after rain and any previous repairs. Your observations can help identify where further investigation is needed before a painting specification is agreed.

Look beyond the paint when damage keeps returning

Peeling beneath a gutter, staining around a window and deterioration near ground level deserve more than an automatic coat of primer. Depending on the defect, a roofer, plumber or building specialist may need to investigate water entry or another underlying problem.

NSW Health's mould guidance emphasises controlling moisture and repairing leaks. Its advice concerns mould in the home; the practical lesson for a repaint is to resolve a known moisture problem rather than repeatedly cover its symptoms.

A painting inspection is not a full building or moisture investigation. If the source remains uncertain, establish who will assess it and what must be completed before painting begins.

Should mould be painted over?

No: paint alone is not a mould treatment. Dulux's technical guidance explains that coating over mould can temporarily hide it without resolving the problem. The appropriate cleaning or remediation, preparation and drying need to happen before a suitable coating is applied.

Where contamination is extensive, recurring or difficult to assess, seek specialist advice. Avoid treating a dark patch as a routine sanding job without understanding what is present. The surface and surrounding area need an appropriate assessment and method.

A mould-resistant finish may form part of a suitable specification, but it does not remove the need to address moisture or maintain the property. Nobody can responsibly promise that a shaded exterior will remain mould-free forever.

Different materials need different preparation

Rendered and painted masonry surfaces need assessment for loose paint, cracking and contamination. Recurring cracks or signs of damp may need investigation beyond cosmetic patching.

Timber weatherboards, window frames and fascia need a check for coating failure and deteriorated timber. Filling and painting should not disguise a repair that the timber itself requires.

Metal and factory-coated surfaces require their own compatibility assessment. A system suitable for a brick wall is not automatically the correct choice for an aluminium window frame. Identify these components separately in the quote, rather than treating every exterior surface as one item.

Plan access before choosing a start date

Bushy gardens, narrow side passages, sloping ground and roof sections beneath upper windows can all influence safe access. Explain any restrictions during the first conversation and include photographs showing the ground around the house, not only close-ups of the walls.

Agree how paving, garden areas, windows and neighbouring property will be protected. If scaffolding or other access equipment is required, make sure the quotation says who supplies it and how that fits into the programme.

A sunny forecast does not tell the whole story

The selected coating's application instructions should guide the work. Surface condition, temperature, drying requirements and the weather ahead all matter. A sheltered elevation can remain unsuitable even when the front wall appears ready.

Ask how your painter will sequence the elevations and allow for interruptions. It is more useful to have a realistic weather-dependent programme than a promise to finish on a fixed day regardless of conditions.

Confirm colours early too. Look at samples on both the sunny and shaded sides, alongside the roof, brickwork and existing windows. The same colour can read differently across those settings.

What should your exterior quotation cover?

When comparing quotes, check those items before comparing totals. Two painters may be pricing quite different work even when both describe it as an exterior repaint.
