Painting Before Selling Your Sydney Home

When a property is about to go on the market, the useful question is not always “How much to paint the whole house?” It is “Which painting work will make this home present better within our budget and deadline?”

A full repaint may be appropriate if the finish is tired throughout. In a home with mostly sound paint, a smaller scope could be more practical. Start with the areas buyers will see in listing photographs and during an inspection, then decide what needs repair, repainting or simply cleaning.

Start with the entrance and main living areas

Look at the front door, entrance hallway and living room in daylight. Scuffed walls, uneven previous touch-ups and chipped door frames can interrupt an otherwise tidy presentation. These are useful places to assess first because buyers pass through them and they often appear in photographs.

Walk through the house rather than choosing rooms from a floor plan. A freshly painted lounge beside a badly marked hallway may leave the job looking incomplete. A connected group of surfaces can make more sense than repainting one isolated room.

Decide whether touch-ups will actually blend

Having the old paint tin does not guarantee an invisible repair. Age, sheen, surface texture and lighting can all affect the result. A small touch-up may stand out under side lighting even when the colour looks close.

Where blending is uncertain, repainting a complete wall from corner to corner can give a more consistent finish. Ceilings also need individual assessment: patching one stained section may leave a visible difference across the surface. Ask for the touch-up option and the complete-surface option to be explained before choosing.

Repair visible defects before choosing a colour

Nail holes, damaged corners and failed previous patches deserve attention before the finish coats go on. A water stain needs its cause investigated and resolved; covering it for photographs does not solve a leak. Recurring cracks may also need assessment beyond ordinary filling.

Choose colours in the actual rooms

A light neutral colour can be a practical starting point, but the same white will look different beside warm flooring, cool tiles or strongly coloured cabinetry. Check samples in the home with daylight and the lights you use in the evening.

If only part of the house is being repainted, consider how the new colour meets existing walls and trim. You may get a better result by coordinating with the retained finishes than by introducing an entirely new scheme just before selling.

Check the outside without expanding the job unnecessarily

Stand where the exterior listing photograph is likely to be taken. Look at the entrance door, visible fascia, eaves, weatherboards and rendered surfaces. Peeling coatings or damaged timber need more than a fresh colour. High areas can also change the access requirements and cost.

You do not have to include every exterior surface in an interior painting quote. Ask for visible exterior repairs and repainting to be listed separately so you can decide what fits the sale preparation budget.

Plan backwards from the photography date

Tell your painter when photography, styling and the first inspection are booked. Allow for repairs, application, drying and any product-specific restrictions before furniture is returned or freshly painted surfaces are cleaned. Exterior work also depends on suitable weather.

Agree who will move furniture and remove wall decorations, and whether the home will be occupied. A realistic sequence is easier to arrange before styling deliveries and other trades fill the schedule.

Questions before booking a pre-sale repaint

Does painting guarantee a higher sale price?

No. Painting can improve presentation, but the sale outcome depends on the property and market. Choose work for its practical presentation benefit rather than a promised financial return.

Should every room be repainted?

Not automatically. Compare the condition of each surface, the continuity between rooms and the available time. A targeted scope may be enough; widespread wear may justify a larger repaint.
