Why Is Your Exterior Paint Peeling? A Sydney Homeowner’s Guide

If the paint on your exterior walls, eaves or verandah ceiling is lifting, another coat is not the first decision to make. You need to understand what is failing, how far it extends and whether moisture or another underlying issue needs attention.

Peeling exterior paint is a loss of adhesion: the coating has stopped holding to the surface beneath it or to an earlier layer. Painting over loose material leaves that weak layer in place. A lasting repair starts with assessing the condition before choosing the preparation and paint system.

What can cause exterior paint to peel?

Moisture behind or beneath the coating

Dulux lists moisture entering through joints, roof or wall leaks, and moisture moving through exterior walls among the possible causes. The location of the peeling can help guide an inspection, but a photograph alone cannot establish where moisture is coming from.

Tell your painter if a patch reappears after rain, if the wall has been repaired before or if there are known gutter or building issues nearby. The cause may need investigation and repair before painting proceeds. Repainting is not a repair for an unresolved leak.

Preparation that did not provide a sound base

Old loose coatings, surface contamination and powdery material can prevent a new coat from holding properly. Earlier layers may also be the weak point, even when the newest coat appears intact in other areas.

Dulux's adhesion guidance identifies dirt, grease, salts and other contaminants, as well as deteriorated coatings and insufficient preparation, as potential contributors. The preparation needs to suit what is actually on the surface.

Application conditions or an unsuitable coating system

The existing finish, substrate and conditions during painting can affect the result. Product selection and application need to follow the relevant manufacturer's instructions. There is no single primer or topcoat that answers every peeling problem on timber, masonry and metal.

Can you paint straight over peeling paint?

Loose paint needs to be dealt with before recoating. The assessment should establish how much material is unsound and what preparation is appropriate. It should also identify any moisture, substrate damage or other condition that a finish coat will not resolve.

For an older property, do not start dry sanding or scraping unknown coatings as a quick DIY fix. Old paint may contain lead, and disturbing it can create hazardous dust. Ask for an appropriate assessment and preparation method before removal starts. The NSW EPA provides guidance on lead in home renovation.

Does a small patch need a full exterior repaint?

Not automatically. A local repair may be worth considering when the failure is limited, the cause has been addressed and the surrounding coating is sound. The decision should follow an inspection rather than the size of the most obvious flake.

Ask how the repaired area will blend with the existing colour, sheen and texture. A patch can remain visible, particularly where the surrounding finish has aged. Painting a complete wall or defined section may give a more consistent appearance than a small touch-up.

If several elevations show failing coatings, or further loose material is found during preparation, a wider repaint may be more practical. Ask your painter to explain the proposed boundaries and what findings would change them.

A real preparation example from Granville

Our Granville exterior repaint changed an already painted yellow property to grey using Berger Solarscreen. The project gallery includes peeling paint on the verandah ceiling, work in progress and the finished exterior.

It also documents a separate metalwork issue: rust on the balcony handrail. Rust-affected metalwork was sanded and treated with Rust Guard. That treatment belongs to the metalwork scope; it is not a general solution for peeling wall or ceiling paint.

The photographs show the actual condition and stages of this job. They do not establish the cause of peeling at another property, which needs its own assessment.

What should a peeling-paint repair quote include?

A useful quote describes the work between the damaged surface and the finished coat. Ask for clarity on:

A quote for a limited patch and a quote for a full elevation are different offers. Compare the agreed scope before deciding which price suits your home.

What can you check before requesting an inspection?

Take one wide photograph showing the whole elevation and a closer photograph of the affected area from a safe, accessible position. Note when you first noticed it, whether it has spread and whether the same area has been repainted before.

Include any observations about rain, staining or nearby leaks without trying to diagnose the cause yourself. Do not climb onto a roof or disturb the coating to take a better photograph. Existing information is enough to start the conversation.

Questions homeowners ask

Does peeling mean the paint brand was poor?

Not necessarily. Moisture, the underlying surface, preparation and application can all matter. The brand name alone cannot explain why a particular coating failed.

Will a premium exterior paint stop it happening again?

A suitable product matters, but it needs a sound, appropriately prepared surface and suitable application conditions. Unresolved moisture or an unstable earlier layer can undermine a new finish.

Can you quote from my photos?

Photos help establish the likely scope and access. A site inspection may still be needed to assess the old coating and substrate before confirming the preparation and price.
